I attended this informative class today at Two Securities Centre on Piedmont Road. There was a lot to absorb!  We learned how to better read a survey in order to help our buyers avoid expensive mistakes. Jeff provided the following list of survey elements that require extra diligence: 

STATE WATERS BUFFERS Is there a buffer that will hinder or stop your clients’ dreams?

FLOOD PLAINS What do they mean for resale or improvements to the property.

BUILDING SETBACKS Is the home too close to a setback line that the addition will not fit ?

UTILITY PIPES Is there a drainage or sewer pipe running under the house or pool?

UTILITY OR DRAINAGE EASEMENTS Is there an easement running through the middle of the backyard where the new owners plan a pool?

Jeff reviewed some actual local Georgia disaster scenarios that were due to failure to get a NEW survey at the time of purchase of a home or raw land.

I recommend buyers get a survey. Land use and survey rules have changed over the years and the survey that a seller provides may be missing some valuable updates.
